Operations management

We believe we can enhance tenant satisfaction levels, increase loyalty and decrease turnover by maintaining the properties we manage in optimal condition. We tour properties regularly and constantly to discover areas that may need improvement. In addition, we monitor all aspects of property management, including maintenance, tenant relations, energy-efficiency, marketing and leasing of the property.

Financial management and collection

We believe that an attentive and disciplined review of financial performance is the starting point for creating long-term value for our clients. We keep a close eye on property finances through annual operating and capital budgets, reviews of monthly cash flows, cost-cutting initiatives and aggressive collection of delinquent rents.

Repositioning and renovation management

We believe that repositioning and renovating an asset, are some of the most challenging aspects of owning a property. To assist our clients through this delicate stage, we create a capital budget for build-out and renovation projects, which includes an ROI analysis of the capital deployed and of the best alternative uses. In the planning stage of the renovation project, we negotiate new leases and coordinate architects, vendors and contractors to ensure the best possible outcomes, while producing regular reports for the owners.

Investment consulting

We believe that successful real estate investment requires a long-term vision and a comprehensive strategy encompassing the entire process of owning real estate. We help our clients identify target properties in line with their risk profile, we manage the asset or its repositioning after the acquisition is completed, and we identify potential buyers to maximize the value at the time of disposition.

Hospitality operations management

We manage portfolios of vacation rentals, B&Bs, and serviced apartments in the most popular Italian destinations – Florence, Rome, Milan, and Venice. We conduct a market study, set optimal room rates, and rationalize the cost structure to maximize the property’s free cash flow.
